What do we look for during a Home Inspection when it comes to Plumbing?

  • Check plumbing system 👉🏻Type of piping – cooper, pvc, pecs, 
    • What the drainage pipes are made of - Pvc, plastic, galvanized, cpvc, etc. 
  • Properly supported, correct length, etc.
  • We look at the code and installation processes and manufacturer recommendations to see if it was installed properly or not 
  • Do these need to be upgraded, fixed, maintained, etc.
  • Hot water heaters, spas, Jacuzzis, tubs, showers, toilets, venting

  • What do we look for during a home inspection for electrical?
    • We look for age and type of system at home. 
    • The older the home, the more steps we have to look at to make sure the system is updated to modern times. 
    • We look to see how the system was worked on, modified, changed, and does it follow the current standards. 
    • Plugs, Switches, how they are all secured, wiring/routing hooked up properly, how does it look installed (neat or messy), damage of any wires, any open connections, breaker/fuses present (breakers – warm to touch, overloading, etc.) 
    • Electrical systems are complex👉🏻👉🏻LOOK at the system as a whole

Home Inspection Series Continues: Water Testing and Septic

Here Rob explains what he looks for in water testing and septic… 

Water testing including wells is for water purity – checks for bacteria in the well or water system in the home. 

  • Wells get natural bacteria – important to check water purity – Best for your body to have clean 
  • How do we test the water system?
    • We run water for 10-15 mins to get pure water
    • Sterilize faucet – flame from lighter
    • Water put into seal sterilized bottle 
    • Send to lab
  • Septic System
    • Age of home can affect septic pipes
    • The company that pumps the system certifies the tank and looks to make sure the tank/system is working properly 
    • What do we look for? 
      • Can’t see pipes – So we look for a wet soggy yard, which may give us an indication that the system may be failing

Home Inspection Series Continues: Radon

Radon 

  • What is Radon?
    • Gas that is emitted from the soil and can be found in most homes. 
  • How do we test?
    • Certified machines that are calibrated, inspected and recertified yearly. 
    • Machines measure alpha beta and gamma particles.
    • Standard test areas in your home include; the lowest occupiable level (level from a building/code standpoint, that can be a finished space). 
    • The machine stays in your home to be tested for 48 hours.
  • Why do we test for radon?
    • As radon depletes from a radon gas to lead, it gives off particles that you inhale. These particles are measured by our machines, which helps us decide if you are at risk at your home. 
    • We test to see if you need a radon mitigation system (which we can install if needed)

Ask Rob: Hard Decisions with Hardwood Floors

ASK ROB- Hard Decisions👉🏻 This house has hardwood floors throughout. Unfortunately, the house when we bought it came with pet stains and smells that we had to clean up and clear up 😅 After going through some cleaning and removal, some parts of the floor were not able to be saved 😞 So we installed new flooring in with some original and got it blended with the original…
